3. If I’m looking for a residential or commercial agent, what is the first step?

Contact NPRE and describe your property, ideal timing, specialized requirements, and whatever background is important to you so that two prospective agents can be recommended for you to interview. If neither agent works, there is no obligation and we welcome the opportunity to provide additional possibilities.

4. If we already have an agent, can we still participate?

Certainly. Please have that agent contact us and arrangements can be made since that is not a typical referral situation.

5. What is the cost to me if NPRE is involved?

None. The contributions are created from the agent’s referral commission and paid to NPRE at closing.

6. How exactly does that work?

Real estate agents commonly pay a referral fee of 25% to 30% of their commission to the agent or company that provided a new client. Many corporate relocation company fees can be higher. NPRE arranges the referral fee with the agent, receives the funds at closing and pays at least 70% to the charity, non profit or medical research organization. The remaining 30% is retained by NPRE as a portion of the business expense toward organizing the contributions process. All funds are processed by bank wire transfer, fully documented for review by all parties.

7. Does NPRE ’s involvement change the commission?

There is no change since the commission is negotiated strictly between you and your agent.

8. Are there any tax benefits to working with NPRE?

Check with your CPA for the tax effects for your particular situation.

9. Who determines which organization receives the donations?

In keeping with its Mission, NPRE will recommend a variety of non-profit organizations, although we are certainly open to your suggestions for proactive wellness and medical research that serve the public interest.

10. What about multiple donations?

Yes, that is possible by simply designating the non-profit groups to receive the funds. Arrangements are finalized in writing two weeks prior to closing.

11. Due to contract issues or any other cause, what happens if the real estate transaction does not successfully close?

The result is no different than when NPRE is not involved. With the close management of your agent, the contract is either modified with extended dates or the property goes back on the market.
